LOCATION
The site is located in the village of Keinton Mandeville which is 4.5miles to the west of Somerton and just over 9 miles from Castle Cary.The village has good road connections; the A37 is 1 mile away and theA303 less than 4 miles away. The village has a population of 1,068 andfalls within the district of South Somerset. The site itself islocated on the western boundaries of the village and can be accessed viaChistles Lane which primarily is a residential part of the village.

DESCRIPTION
Commercial quarrying has ceased and the last remaining stone reservescan be used in the proposed development. A renewal of mineralsapplication has been submitted to enable the final quarrying to becompleted.

The land for sale is the area outlined red on the OS plan whichcurrently has a resolution to grant outline consent for 13 open markethouses, 14 self-built plots and 15 affordable units (6 of the units arefor 1 bed houses). 10 units will be for social rented and 5 units willbe shared/ownership/intermediate housing.

The red line area also includes land to the north west corner of thesite which currently has a resolution to grant for 1,000m2 for workspacefor B1. The Vendor\'s Planning Consultant has already starteddiscussions with South Somerset about replacing the B1 use with a sixtybed extra care retirement home (C2 use).

As part of the new master plan, a new access will be formed to thevillage hall to the rear.  In the north eastern corner of the site a newcar park for 20 spaces will be created for the Keinton MandevillePrimary School.  The purchaser will be able to negotiate the exactposition and dimensions of this car park.

To the west of the site is an area of land that is going to be gifted tothe village hall for its use.  In the south east corner of this area ofland are the potential remains of a Roman Villa, this will form part ofthe land retained and managed by the Vendor.

The Vendor has obtained ground work quotations and is willing to filland level the site to 44.7 AOD, just below where the new services aredue to be laid.  For the sake of the expression of interest and offer,please can you work to this assumption.  If it is your preference totake the site in its current condition and undertake all the groundworks; or whether you wish the Vendor to fill and level the site tofinish floor level, please can you indicate this in your offer and showhow the land price changes with the different ground work options shown.
