The rear garden, which can be accessed from the main entrance or from Timbers Road, offers a level vegetable garden within the rear garden is the Detached Garage with two vehicular doors, rear window and side personnel door. The garage has power and light.

TENURE
The property is held on a good long Leasehold which was first registered in 1848 but commenced on 24th June 1803, the ground rent of two pounds,3 shillings and three pence have not been paid for many years and the last known Freeholder was the Earl of Macclesfield in 1795. Since the construction of the house in the 1930\'s two further plots have been sold away from the house and these are identified on the site plan. Because no one has identified who is now the Freeholder of the land it is worth noting that the leasehold has no covenant at all against any development or extension to the house and there would be absolutely no adverse effect if a Freeholder was found, but in order that there should be no concern a defective title indemnity schedule was obtained back in September 2005 and that is insurance against any loss attributable to the Freeholder coming to light. Bearing in mind that there is no restrictions on the land the existence or otherwise of the Freeholder will make absolutely no difference to the good Leasehold which exists and the enjoyment of the property. It is somewhat curious as to where the Earl of Maccelsfield came to be the owner of the land on which this and the other houses were built.
