This impressive historic house dates back to the reign of Henry VII, although it is believed there are earlier references to the property in the Domesday Book. A number of references to the house in tax records for the area and dating back as far as 1688 and confirm that the property was a working mill for hundreds of years until it passed into private ownership in the 1920\'s, when it was bought by a Captain H M Harwood. At this time, Captain Harwood employed the well-known architects Darcy Braddell and Humphrey Deane to carry out extensive renovations and additions to the property in the fashionable Arts & Crafts style of the time. The result is a romantic, beguiling country house with many surprising and beautiful features.

The interior has a spacious reception hall, with Dutch-style chequered floor and gently rising staircase to the first floor gallery. Three good reception rooms include a sitting room, panelled in sycamore and decorated with plaster friezes, beamed dining room and south-facing garden room looking out over the Italian-style courtyard and fountain. A stone-flagged snug also has double doors on to the courtyard. A 19\' long servery provides a useful second kitchen when entertaining and leads to the kitchen/breakfast room which looks over the adjacent kitchen garden and has access to a sheltered sitting area next to the mill race. There is also an additional store room and steps down to a 12\' square cellar.

Due to the mezzanine levels of the gardens the spacious landing has an arched glazed door opening on to the mill pond and its picturesque surroundings. The 21\' long principal bedroom also has lovely views of the mill pond and south towards Bosham Channel.

Outside impressive brick & flint walls and piers flank the entrance to a sweeping gravel driveway approaching the house from the east and providing plenty of parking. The immediate gardens have been beautifully planted and landscaped to create a suitable setting for this picturesque house and borders are planted with an enormous variety of traditional perennials and architectural plants to provide colour and interest all the year round. To the south there is a loggia or covered garden room of some 16\'8 x 10\'4 with access to the Italianate courtyard with its two large south-facing arched windows looking out over the stream this has been a useful area for outside entertaining in the summer months. To the south, double doors from the garden room and adjacent snug open on to the Italianate courtyard surrounded by low brick & flint walls topped by neatly clipped yew hedging with a central fountain and decorative brickwork. Brick piers topped by stone baskets of fruit are designed to lead the eye from the courtyard and along a paved pathway to an ornamental lily pond and fountain in a formal setting, surrounded by neatly clipped topiary. A productive kitchen garden lies to the south-west, also looking out over the mill race. To the north of the house lies the mill pond with a sheltered sitting area looking out over the water. A pathway leads north along the banks of the stream and past well-stocked borders to further areas of garden beyond. Ornamental streams and waterfalls running from the mill pond feed a lily pond to the north of the approach. A second vehicle access leads to a yard, screened from the house by neatly clipped fir hedging, this provides useful additional parking and significantly there is a modern workshop/boat store of some 38\' by 20\'. This has four sets of oak double doors along its southern side, opening on to the parking area on its eastern flank. Opposite the vehicle access a set of 9\'6 high double doors allow for the easy passage of boats into the workshop area. This well-equipped building is serviced by light and power and a gas supply for its warm air heating system. An ideal area for the storage of boats and classic cars.

Cutmill is a small hamlet just to the north of the famous harbour-side village of Bosham, lying on the northern shores of Bosham Channel in a landscape of pretty historic waterside houses, many of them Georgian. The historic High Street in Bosham leads to the Saxon Church depicted in the Bayeux Tapestry. Beyond lies Bosham Sailing Club and the greensward of Quay Meadow with dramatic views over the harbour to the South Downs in the distance.   Bosham Sailing Club has the largest fleet of classic day boats in the country.

There are a number of shops and galleries in the old village centre, together with the Anchor Bleu public house and a short walk along Bosham Lane brings the visitor to the Millstream Hotel, with its popular restaurant and brasserie.   In Delling Lane there is also a village post office/store with ample parking.   About a mile to the north lies Bosham Station, together with a collection of further local shops.   The station provides a convenient railway halt providing services to either Havant or Chichester, which in turn provide regular services to London Waterloo or Victoria respectively. There is also convenient vehicle access to London with the A259 connecting to the westward bound A27 which joins the A3 at Havant.   This access to London has been considerably improved recently by the opening of the Hindhead Tunnel.

Other sailing clubs in the area are located at Itchenor, Dell Quay, Chichester Marina and Emsworth.   The estuaries and channels of Chichester Harbour provide one of the most picturesque sailing environments within easy reach of London and are ideal for dinghy sailing or day boats.   As the main channel reaches the sea, it passes the famous National Trust Reserve of East Head with its sandy beaches and opens out into the Solent and beyond to the Beaulieu River, Cowes and the English Channel.
