Property Description

DIRECTIONS From Kingsbridge take the road leading towards Loddiswell. On reaching Sorley Cross, turn right and proceed along this road to Stumpy Post roundabout. On reaching the roundabout there is a layby on the left hand side and access to the land is over this layby through one of two gateways.  />
SITUATION The land is situated about 3 miles north of the town of Kingsbridge in the South Hams area of South Devon.

The A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is about 15 miles to the north, the town of Totnes some 10 miles away and the nearest city of Plymouth about 20 miles to the west.

LOT 1 – MODERN FARM BUILDING AND APPROX 4.15 ACRES (as approximately outlined in blue on the site plan)

Erected in 2011, this general purpose modern farm building measures 18.40 metres x 15.25 metres (and 4.80 metres to the eaves), giving a total of some 280.60 square metres (3,019 square feet). The building is constructed of a galvanised steel and timber frame with concrete blockwork walls and close boarding above on three sides, the east elevation being open sided, all under a fibre cement corrugated roof. The building is broadly divided into four sections, with a concrete floor throughout.

On the east side of the building is an area of amenity woodland, extending to approximately 0.54 acres and on the west side of the building a single enclosure extending to 3.21 acres, gently sloping and offering the potential for use as a pony paddock or for general recreation/amenity use, subject to obtaining the necessary planning consent.

Levelled hardcore yard area on the east and south sides of the building for general storage, parking or turning, extending to about 0.40 acres.

In addition to the access over the layby near Stumpy Post roundabout, there is also a gateway into field number 1034, on the south boundary of the same, approximately 200 metres before the roundabout (travelling from Sorley Cross).

This area extends to a total of some 43.54 acres, of which 10.30 acres comprises mixed broadleaf and coniferous woodland, and the balance of 33.24 acres, comprises permanent pasture and arable ley fields.

With a combination of gentle, moderate and in places steep north, east, south and west facing aspects, this block of land may be accessed through a separate gateway on the south boundary and then over a good hardcore track.

The seller has undertaken a substantial amount of fencing on the land to make the perimeter and internal boundaries stockproof.

PUBLIC RIGHTS OF WAY There are no public rights of way across this lot. 

SPORTING AND MINERAL RIGHTS All sporting and mineral rights are included in the sale, as far as are known. 

SHARED ACCESS AND FENCING In the event that the land is sold in two lots, the buyer of Lot 1 will have a right of way for access purposes at all times over the area immediately to the north of the existing gateway, off the layby at Stumpy Post, in order to gain access to Lot 1.

The buyer of Lot 1 will be required to supply, erect and maintain thereafter, a standard agricultural stockproof fence and gateway between points A and B, as approximately shown on the site plan.
