Property Description

Ladyburn House is situated in a private and peaceful location south of the county town of Ayr on the west coast of Scotland. It is about 4 miles from Dailly and 5 miles from Maybole which offers local shops, a small supermarket, swimming pool and both primary and secondary schooling whilst more comprehensive shopping, sporting facilities and services are available in Ayr and Girvan (10 miles). Private schooling is available at Wellington in Ayr (13 miles).

There are excellent transport links with a regular train service from Maybole Railway Station and Glasgow Prestwick Airport is 19 miles distant offering regular scheduled international flights.

Ayrshire is renowned for its many golf courses including the world famous facilities at Turnberry (13 miles), Royal Troon (21 miles) and Prestwick (17 miles). The popular racecourse in Ayr is host to the Scottish Grand National and there are excellent yachting facilities at the Marinas in Troon, Largs and Inverkip. Alloway, south of Ayr, is famous as the birthplace of Robert Burns and Maybole has many historic links to the Scottish poet.

There are several interesting walks in the area including the Barony Hill Walk, a 10.5km circular walk which passes the now derelict Dalquharran Mansion, which was built in 1786 to a design by Robert Adam. After crossing the river the ruins of the old Dalquharran Castle can been seen through the woods.

Culzean Castle & Country Park (10.5 miles) is home to the cliff-top castle, woodland walks, swan pond, play parks, gift and a coffee shop.

DESCRIPTION
Ladyburn House is an exquisitely presented country house, privately situated within 3.78 acres of mature grounds. It was once the dower house for Lady Fergusson of Kilkerran Estate. The house, built over two storeys of stone under a slate roof has undergone a full and comprehensive refurbishment programme whilst retaining many of its period features including ornate cornice work and ceiling roses, picture and dado rails and cast iron style radiators in the reception rooms and stunning hall. It has recently been used as a successful holiday let business and awarded a top rating; income for this is available on request. In addition to the main house there is a two bedroom annexe with separate access and private enclosed garden. The former stable block has been converted into a games room and spa which comprises a 6 person sauna and 7 seater hot tub. There is also a stone bothy withy development potential subject to necessary planning permissions.

The extensive gardens at Ladyburn are of particular note having once featured in The Beechgrove Garden as well as being voted No 1 in The Times' list of places to stay with gardens in UK and Europe. The house is surrounded by both formal and mature wild gardens and woodland policies. The Lady Burn meanders through the gardens border and a family of otters are often spotted along with other wildlife.

Internally the house has great charm and character, on entering the spacious and bright vestibule, you find a beautiful reception hall, tastefully decorated to appreciate the style and elegance of the home. The wonderful and sizeable dining room has a wood-burning stove set in brick with a wooden mantelpiece. The windows with original shutters overlook the drive, garden and surrounding country. Off the dining room is a butlers' pantry which provides entry to the dining kitchen which has been fitted with a Rangemaster cooker, double Belfast sink and a range of fitted grey units with Silestone worktops, integrated dishwasher and wine cooler. There are a number of ancillary rooms from the kitchen including a utility room, pantry, cool store and storage cupboard. The drawing room has a large bay window complete with window seats, a contrasting exposed stone wall and wood-burning stove and like the dining room benefits from ornate cornice work, ceiling rose, picture and dado rails. There is a comfortable sitting room with dual aspect windows and French doors to the patio, wood burner set in stone with wooden surround and half wood panelled walls. There is playroom/study with doors to the garden. A generously sized downstairs bedroom with en suite wet room and guest w.c. complete the ground floor. Wide stairs rise to the first floor: the master bedroom is fitted with mirrored wardrobes and the en suite bathroom has a claw foot bath, wash hand basin, w.c. and heated towel rail. There are 7 further double bedrooms each with tiled en suite shower rooms with rainfall showers.

The annex can be accessed from the main house as well as the exterior door, it comprises an open plan living room/kitchen with all electrical appliances and pale grey units with a wooden worktop, two bedrooms and a large bathroom with rainfall shower and separate oversized bath. It has an easily maintained enclosed garden with artificial grass, decking and flower boxes.
