Property Description

Tenure: Freehold

A substantial modern residence situated at the head of Bickwell Valley, offering very spacious and adaptable accommodation with a self-contained annexe and country views.

Delightful semi-rural position on the outskirts of the town.
Wonderful country views.
Well-proportioned house with annexe potential.
Lawned gardens and grounds.

A substantial modern residence situated at the head of Bickwell Valley, offering very spacious and adaptable accommodation with a self-contained annexe and country views.

The Property.
Bickwell Meadow is a particularly handsome and substantial detached residence which very much has the best of both worlds, having direct access to some of the county's most attractive rolling countryside, yet having the convenience of the town and sea front only about a mile or so away.
The house itself was built, we understand in the late 1980's/early 1990's and is of traditional construction with principally brick and rendered elevations under a tiled roof and has been the subject of comprehensive enlargement and refurbishment by the current owners in the past decade. This has resulted in the particularly spacious and very well-appointed home we find today which has been finished to an exceptional standard with great care and attention having been given to the fittings and decoratively.
Worthy of particular mention are the Karndean floors to much of the ground floor, the two superb reception rooms, one of which has a woodburner and the other with a contemporary gas fire, and the beautifully fitted bath and shower rooms which have quality fittings and Porcelanosa tiles.
The accommodation is also extremely adaptable in its layout, benefitting from Little Bickwell Meadow Annexe, a potential self-contained wing which was formerly occupied by a relative of the owners. This adds great adaptability whether it be for a large or extended family, annexe potential, or possibly (subject to any necessary consents) those looking to derive an income.

Gardens.
The property is approached from the small lane into a tarmacadam area which provides parking for several vehicles. Adjacent to this are several timber sheds and beyond this are open log stores.
The gardens surround the property and are in the main to the front where there is a large paved and decked terrace with glass balustrades, good sized area of lawn with several mature trees including a magnificent Willow and a large detached timber store/workshop. Both the house and grounds take advantage of some wonderful views over the surrounding countryside.

Situation.
Bickwell Meadow is located in a unique semi-rural position within an Area of Outstanding Natural Beauty and sits at the head of Bickwell Valley amongst some of East Devon's most attractive rolling countryside and woodland. There are some beautiful walks close at hand over Muttersmoor and Bulverton Hill, and although it is set in a county position, it has the convenience of the town's amenities and elegant seafront promenade about a mile away.
Sidmouth is East Devon's premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Coastline known as The Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline.   The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.   Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London Waterloo. The Cathedral City of Exeter and Devon's County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line rail link to London Paddington, M5 access and international airport.

Directions.
From the mini roundabout at the top of Sidmouth High Street, turn into All Saints Road and follow this to the next roundabout, turning right onto Station Road. Follow this road for about 0.4 mile, turning left into Broadway. Continue along Broadway, which later turns into Muttersmoor Road, for about 0.5 mile, turning right onto Bickwell House Lane, where the driveway to Bickwell Meadow will be found after a short distance on right hand side.
