We are inviting offers from proven developers on this exciting site which has an outline application under consideration for 20 new dwellings and retention and refurbishment of two existing dwellings fronting onto Worksop Road.
It is our opinion that the development could offer a Gross Development Value in the region of ?4.7 million before taking account of the Section 106 affordable element.
The present owners are anticipating a positive decision on the site, and a committee report has been written by Chesterfield Borough Council recommending approval subject to certain conditions. The land owners will consider conditional agreements based on satisfactory planning consent and further investigations and allow for deduction of any agreed abnormal costs once a gross price is met.

An outline planning application has been submitted to Chesterfield Borough Council ref CHE/16/00114/OUT which is pending decision. A comprehensive committee report has been written by the council which concludes that permission should be granted subject to various conditions. Section 106
A section 106 has been agreed with Chesterfield Borough Council. This states that 30% of the approved units should be designated as affordable, and that a contribution of 1% be made towards arts. These figures have been taken into account in our gross listing price.
