Tenure: Freehold
Location, Location, Location???..This is a rare opportunity to buy your own piece of North Devon Heaven.
A Hidden Gem
Set within the most idyllic & tranquil of locations with no near neighbours, the grounds extend to approximately 4 acres consisting mostly of woodland together with a good sized meadow, all being surrounded by an unspoilt valley, yet only 2 miles from the centre of Bideford and a mile from the village centre of Littleham.
Having been in the same ownership for the last 25 years & with the previous owner before this owning the property for another 25 years, once you visit the property it is easy to see why the ownership rarely changes hands.
The current accommodation is sprawled over three areas comprising a number of bedrooms & reception rooms with the adaptability being endless. Charm & character will be found throughout with feature woodburners, exposed stonework & ceiling beams.
The lower area of the house with a large conservatory on the side takes full advantage of the outlook over the adjoining gardens & across the valley.
To the rear of the property is a useful 14`7 x 8` Outhouse with power & light providing a good workshop space & also houses the water filtration system together with an adjoining log store & outside WC.
Outside Paradise
Enjoying a complete private & secluded setting being accessed from a quiet country road, a long track which serves only this property, gently winds up to the start of a long driveway with ample parking & turning areas.
In all, the land extends to approximately 4 acres with the grounds sloping away from the cottage with a stream running through the middle. Whilst the majority of the land is woodland, the meadow area extends to approximately 1 acre.
The grounds provide a haven for wildlife and it`s not uncommon to see wild deer enjoying the peacefulness.

Continue on this road for approximately 1 mile, turning left at the crossroads (Moorhead Cross) signposted for Bideford. Continue down into the valley where after approximately ? a mile, a Regency ?For Sale` board will be seen on the left at the entrance track to the property, whilst a Knowle nameplate sign will be seen on the right.
NB - There is an ?unsuitable for motor vehicles` sign at the start of the track but this sign is reference to an area of track not associated with the property.
