Property Description

***VIRTUAL VIEWING & TOUR*** A truly superb, intelligently extended & upgraded, 4 double bed, 2 en-suite house with the most enormous open-plan kitchen/ living space in addition to two further receptions, set in a village close to Oxford. Stunning fittings, lovely natural light, wonderful in all respects.

Simply put, it's a wonderful, stylish, large house with every possible detail thought of. Many try to reach this standard, but very few succeed!!

Kirtlington is a vibrant village with a good community. Locally there is a village school; a shop with Post Office; one pub/ restaurant; a further Johanssens & AA rated hotel/ restaurant, and a fine church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions, quite aside from many canal side and woodlands walks nearby. Travel to Oxford, London and Birmingham is straightforward by either road or rail, and there are frequent bus services. For further information about the village please visit en.wikipedia.org/wiki/kirtlington.

Gossway Fields is a quiet development of family houses tucked away just a few minutes' walk from the centre of the village. Built in the early 2000's by Bloor homes these properties are immensely popular as they offer great value in what is a premium village location. Number 13 is unusual as it combines the very best aspects of every house in the development but it has also been both extended and heavily upgraded. Few of the 2002 fixtures remain and all the internals are top quality with a stylish finish that is up-to-the-minute contemporary.

The entrance leads into a spacious hall with doors off to all rooms downstairs and the stairs rising away ahead. Under stairs there are several cupboards, in addition to which is a modern cloak room. On the right the play room is sat on its own overlooking the green to the front, with glazed double doors that help to bounce light around the hallway. Built-in units also provide excellent storage. The living room to the left is light, bright and airy, an ample and stylish space with a feature fire as the main focus, and it is also wired for a surround sound system. To the rear a set of bifold doors open to transform this room. This is a very intelligent feature enabling the house to change layout dramatically depending on need. It opens into the dining space which, with its wide glazing also opening onto the terrace, is a delight. Travertine floor with underfloor heating continues round to the kitchen where a central island with breakfast bar is flanked by a generous range of units and there's even a range cooker to one side. Another door also leads into a utility room which provides great storage along with plumbing for washing machines etc, and a modern combi boiler. Truly, this is a kitchen space rarely found in houses double this size!

Upstairs is equally well planned out. The master suite is particularly lovely, a spacious room with a large walk-in wardrobe and, unusually, a vaulted ceiling which adds to the feeling of space. It is equipped with a modern en-suite surrounded by rich, warm coloured stone tiling. Bedroom two is also a good double room, which has an en-suite and ample wardrobes fitted. Bedroom three continues the theme with excellent storage built in. The smallest is also probably the most characterful, a longer room with a vaulted ceiling, which is ideal for one of the current vendors' children having a high-mount bed with study space underneath! Serving all four is a bathroom which shares its theme with the main en-suite in terms of style.

Outside is similarly delightful. At the front of the house a low wall encloses the frontage with a couple of shrubs alongside a hedge to the left. The garage is detached and set to the rear of the right hand side, allowing ample space in front of it for at least two cars off the road, and the vaulted roof provides opportunity for a lot of storage. A gate to the side opens into the garden. This has been landscaped impeccably. A slate terrace provides a generous seating area looking out to the South-west, the perfect sun trap. A close-board fence encloses the whole, with a range of mature trees and shrubs flanking a lawn that occupies the majority of the space. It feels a calm and inviting place; and with the doors opening into the kitchen/ dining room it is ideal for Summer entertaining.
