Property Description

AGENTS NOTES A first floor 545sqft two bedroom no chain apartment in ever popular Melcombe Court with a private parking space, a south facing balcony looking over the Linear Park and a brilliant view from both bedrooms down Faulkland Rd all the way to the Royal Crescent & Lansdown. These apartments are always a hit with both residential and investment buyers (our most recent example let in the block for circa 950pcm) and its not hard to see why - a property with two decent bedrooms is hard to find in this price range anywhere in Bath but these flats have allocated off road parking, communal gardens, private balcony and all this just 250yds from Moorland Rd shops. Modern fitted kitchen, double glazing, refitted shower room and neutral decor throughout. A must see. Sole Agents.

Melcombe Court was built by C.H Beazer in 1975. This property is one of four apartments accessed from the communal hallway adjacent to Melcombe Rd. Tenure is leasehold (lease from June 1975 and thus 957yrs remaining). The development is currently managed by West of England and the current service charges are 1000pa (with a 15pa ground rent).

Melcombe Court is adjacent to the Linear Park/Two Tunnels cyclepath (nearest foot access at the top of St Kildas Rd) - a wonderful walking route to Bear Flat and then on to the Limpley Stoke valley.

Historical Note - Melcombe Road is named after Melcombe Regis, an area of Weymouth in Dorset, England. Situated on the north shore of Weymouth Harbour and originally part of Radipole, it seems only to have developed as a significant settlement and seaport in the 13th century. It received a charter as a borough in 1268.The two boroughs, Melcombe on the north shore and Weymouth on the south, were joined as a double borough in 1571, after which time the name Weymouth came to serve for them both. The port was a significant embarcation point for early settlers to the New World. The friary at Melcombe Regis was the last Dominican house established in England in 1418.
