Property Description

Built in the 17th century or perhaps earlier, it is a timber-framed building with an attractive façade of exposed timbering and red brick under a tiled roof. The property provides some 3,000 sq ft of accommodation and has been divided into two dwellings; the smaller of which is in need of updating and could be linked into the rest of the house, subject to planning permission.

The main part of the house is arranged to provide a good-size sitting room, dining room and fitted kitchen/breakfast room; the first floor offers three comfortable bedrooms with an en suite bathroom and further bathroom. The smaller cottage is arranged with two reception rooms, kitchen, two bedrooms and bathroom. The house provides good storage space and has a double garage and off-road parking.

Outside

The garden is a particular feature of the house and has been opened to the National Garden Scheme; it extends to approximately one third of an acre with a sizable area of lawn with mature flower beds to the rear - adjoining the neighbouring field and enjoying fabulous views across the open countryside.

There is a good-size area of garden to the front enclosed by hedging and wrought iron gates, together with a sizable area to the south side of the house with fruit trees and vegetable patch. A secluded patio area can be accessed from the hallway and in turn leads onto the garden. An unusual feature is the conical shaped summerhouse at the bottom of the garden, known as 'Villa Nepal'.

Rushlake Green is certainly a village which nurtures a sense of community and friendliness, brought together by its pub, the village store and the wide variety of local clubs, societies, amenities and services.

There is a comprehensive range of shops and amenities within a short drive in Heathfield, Battle, Hailsham and Eastbourne. There are a number of excellent state and private schools in the area and extensive sporting and recreational activities, including golf, riding and sailing. Stonegate station provides a good service to London Bridge, Charing Cross and the south coast.

Directions

From Heathfield take the A265 towards Broad Oak and turn off onto the Battle Road (B2096). Drive for about a mile and a half (Chapel Cross) and turn right sign posted to Rushlake Green. On entering the village, drive through with the pub on your right, past the village store and the house is a little further on your right.
