DESCRIPTION:

Laurel Bank is an impressive detached chalet style house with generous and versatile accommodation all set in a large private garden on the edge of the village. The house was acquired by the present owners in 1998 and with the exception of a single outside wall the property has been almost entirely rebuilt from the ground up. The accommodation was improved by extending at the back and raising the roof so that the house can be configured with a combination of 3 or 4 reception rooms and 4 or 5 bedrooms. Simply but attractively presented throughout it presently comprises a Drawing room, Dining room, Study, Kitchen/breakfast room, Utility room, Study (5th Bedroom), and Sitting room (4th Bedroom) all on the ground floor, and upstairs 3 more Bedrooms and 2 Bath/Shower rooms (1 en-suite). The house also has double glazing throughout and a modern oil fired heating system making it an easy and economical house to manage, with the added benefit of no onward chain.

SITUATION:

Laurel Bank is very nicely situated on the outskirts of Sixpenny Handley, a busy and thriving village with good local amenities including a Post Office & village store, butchers shop, doctors surgery, successful village school and a pub (The Roe Buck).

Although it may seem remote Sixpenny Handley is by no means isolated and it is an easy drive into Salisbury with its market square and busy central shopping area or into Blandford and Shaftesbury which also have excellent services and amenities. The village is situated on the edge of Cranborne Chase just over the hill from the Chalk valley and surrounded by some of the most picturesque countryside on the Wiltshire/Dorset border. There is excellent walking, cycling and riding all around and many other good opportunities for sport and recreation. As well as popular primary in the village there are good secondary schools nearby and Salisbury retains its Boys and Girls Grammar schools. Private schools in the area include Sandroyd, Port Regis and Clayesmore and Byranston as well as Godolphin and Chafyn Grove in Salisbury. Sixpenny Handley also makes an excellent base for those who commute to work on a regular basis to Salisbury or to the business centres along the south coast from Poole, Bournemouth and Christchurch right through to Southampton and Portsmouth.

OUTSIDE:

The gardens that surround Laurel Bank extend to nearly 0.5 an acre and are currently laid out very simply for ease of maintenance with lawns on three sides and surrounded by tall hedges for privacy.

Approached through a five bar gate there is a wide gravel drive in front of the house with plenty of parking and turning space. At the back of the house wide steps lead up of the largest of the lawns which rises away from the house and at the top of the garden there is a paved terrace area where you can sit and enjoy the view back across the gardens towards open country on the edge of the village. To one side of the drive there is a substantial detached Double Garage (20'6'' x 20'6''(6.3m x 6.3m)) built in a similar style to the house, it has 2 electric roller doors and a large attic storage area. At the other end of the garden behind a hedge there is another substantial Timber workshop/Garden store (13'6''x 9'3'' (4.1m x 2.8m)) with mains power and light.
