***Vendor comments*** "We moved to this house over 13 years ago. I'm so sad to leave this home and all the friends I've made on Temple Road, but we'll take with us some beautiful memories and friends for life.

So what are some of the best things about living here?

I think the first thing I would mention is the space. We viewed lots of 3 bed places and after living in a big Victorian flat, most of the terraced houses felt a bit cramped. This house has lovely high ceilings and all of the rooms are spacious, light and airy - particularly as we knocked through the lounge/diner. We also transformed the kitchen from two rooms into one, to make two really sociable spaces. The kids are lucky enough to have double beds in their rooms with plenty of space as they've grown from babies to teenagers!

The next big thing for me is location. You can get to South Croydon station in 4 minutes if you're in a hurry! My husband commutes daily to Soho and his journey is 1 hour door to door. We regularly head to London Bridge or Victoria for lunch or dinner at the weekends as this takes just 30 minutes door to door. Southend is 2 minutes away and has really transformed, deserving of its 'Restaurant Quarter' accolades. Personally I would really recommend 'The Store' for their all day (and bottomless) Brunch and their Sunday Roasts and of course Croydon's favourite, Baggattis, for consistently amazing Italian food. It's great to have these and so many other choices on our doorstep. It's also just 15 minutes walk to East Croydon and the town centre. Alternatively, head the opposite direction for some countryside, Croham Hurst Woods are a short walk away and great for walking our dog. Then to the road itself: Temple Road really is a lovely place to live. Its really quiet with no passing traffic and everyone living here is super-friendly. The annual street party allows you to get to know your neighbours if you wanted to, but there's never any pressure to get involved.

I think the little details are important to mention. Like our lovely apple tree in the back garden which produces the best apples ever every year! I'm told they are not Pink Lady apples but they look and taste the same - beautifully red in colour following the blossom that comes in February/March. The artificial lawn and low maintenance garden generally has been a godsend with 2 growing kids. The size and amount of windows in the property are also worth mentioning, in particular in the kitchen the lovely bay window to the side and the sliding doors that we had installed which open from wall to wall, into the garden (which really is so pretty in the summer). The master bedroom also has two windows and is a bit of a haven. Even the kids rooms have really huge windows, looking out to the back garden. Also important to note is how quiet it is inside the house (and outside), we just don't ever hear our neighbours, these Victorian houses are so well-built!

I think our house is 'ready to go', we've had the hallway and bedrooms repainted in the last month and the carpet throughout upstairs is in great condition and the kitchen flooring is also less than a year old. The original floorboards in the living room, we had sanded and white-washed a year or two ago. The bathroom was re-tiled just last week. There really is no work needed in the short-term.

Finally, I would mention the potential to expand/change the property. Lots of houses on Temple Road have converted their loft, offering another large bedroom with an ensuite. Some have also extended into their garden or into the side return to make the kitchen/diner even bigger. There's even the opportunity to change the master bedroom into two bedrooms or add an ensuite, walk-in wardrobe or office - lots of our neighbours have done this.

We hope whoever buys this house will be as happy as we have been over the last 13 years - we will miss it enormously!"
